Painter Kingston NJ

Painting for a historic canal village

Belle Mead Painting is a local contractor run by Greg Hayes, working out of Belle Mead since 2006. Kingston sits just down Route 27, straddling the corner where South Brunswick, Franklin Township and Princeton meet, so it is one of the towns we can reach quickly.

Kingston grew up around the old road and the Delaware and Raritan Canal, and its housing shows it. You have genuine colonials and Federal era homes along Main Street, older wood clapboard and stone near the millpond and the canal lock, and newer builds mixed in on the side streets. Homes like these reward a painter who slows down, reads the surface and preps properly instead of rushing a recoat. That is the way we like to work.

Exterior painting on older Kingston homes

Homes near the canal and the millpond see plenty of moisture, and that shows up as mildew, chalking and tired trim. On exteriors we soft wash the surface first, at low pressure, so paint goes onto something clean rather than onto mold and residue. Low pressure matters on stone, stucco and aged clapboard, where a heavy power washer can do more harm than good.

We paint clapboard, trim, shutters, doors, porches and railings, glaze old wood windows and spot prime bare wood before the finish coats. On a period village home the goal is a clean, even finish that respects the character of the house instead of burying it.

Interior painting in Kingston

Walls, ceilings, trim, doors, stairwells and cabinets. Older village homes often have plaster walls, deep trim profiles and staircases worth showing off, so we patch and sand carefully, remove wallpaper when a room needs it, and protect the floors and furniture the whole time.

Benjamin Moore® is what we put on the wall. If fumes are a concern because of kids, pets or someone working from home, ask for the lower VOC lines. If you are stuck on colors, we offer color consulting so you are not guessing from a chip in the store.

Around town

The Kingston we work in

Kingston is a compact historic village, so we know it well. We paint homes along Main Street and Route 27, on the side streets running down toward the Delaware and Raritan Canal and the millpond, and near the old canal lock and the Kingston Mill. A lot of this housing is old, from Federal era colonials to nineteenth century clapboard, with newer homes filling in behind them.

Because Kingston sits where South Brunswick, Franklin Township and Princeton all meet, addresses here can carry different mailing towns and county lines, but the work is the same to us: a painter who treats an older house with care, does the prep that stone, stucco and clapboard need, and leaves the place clean. Being only a short drive up Route 27 from Belle Mead, we can come take a look quickly and give you a straight answer on timing and price.

We also work throughout the surrounding towns, so if you own property in Kingston and elsewhere in Princeton, Franklin or South Brunswick, we can handle it all under one contractor rather than juggling several.

Questions

Kingston painting questions

Do you work on older and historic homes?

Yes. A lot of Kingston housing is genuinely old, from Federal era colonials to nineteenth century clapboard. Older homes need careful prep: gentle washing, sanding, glazing and priming before paint. We slow down on period homes so the finish looks right and lasts.

Is Kingston in your service area?

Yes. We are based in Belle Mead, a short drive up Route 27, so Kingston is one of the closer towns we serve. It sits where South Brunswick, Franklin Township and Princeton meet, and we cover all of those, so no matter which mailing town your address uses, we can help.

Will power washing damage my stone or stucco?

We use low pressure soft washing on delicate surfaces like stone, stucco and aged clapboard. It cleans off mold and residue without driving water into the surface the way a high pressure washer can. That matters even more on homes near the canal and millpond.

Can you glaze and repaint old wood windows?

Yes. Window glazing on older sashes is part of what we do, so the windows are sealed and protected before the finish coats go on rather than painted over as they are.

Do you help with color choices?

Yes, color consulting is available. We work with Benjamin Moore® and can bring samples so you see a color on your own wall, in your own light, before committing. That matters even more on a historic village home.
