What is soft washing?
Your siding and roof are two of the biggest surfaces on your house, and two of the easiest to damage. Standard pressure washing runs at 3,000 PSI or more. Point that at vinyl siding or asphalt shingles and you can force water in behind the siding, loosen seals or strip granules off the roof.
Soft washing drops the pressure right down, usually under 1,000 PSI and sometimes as low as 100 to 500 PSI, and uses cleaning solutions to do the work instead of force. That matters because mold and mildew are living growth. Pressure alone knocks the top layer off and it grows back. The right solution kills it, so the surface stays clean longer.
We carry both soft wash and power wash equipment and choose per surface. A concrete driveway and a vinyl gable are not the same job.
Soft washing or power washing?
Both have a place. The mistake is using high pressure on something that cannot take it. Here is how we decide.

Washing before painting
If we are painting your exterior, a wash usually comes first. Paint does not bond to mold, mildew or chalky residue, so cleaning is part of the prep rather than an upsell. Ask us to quote both together and we will schedule them back to back.
Gutter cleaning
Cleaning gutters yourself means a ladder, a few hours and some risk. When a gutter clogs, water spills over and pools at the base of the house, and over time that is a foundation problem instead of a gutter problem.
We clear the gutters so water runs where it should. It is a small job that prevents an expensive one, and we can do it while we are already on site for a wash or a paint job.

Washing questions
Will pressure washing damage my siding or roof?
It can. High pressure on vinyl or aluminum siding can force water behind the panels, and on a shingle roof it can strip granules and shorten the roof's life. That is exactly why we soft wash those surfaces instead.
How is soft washing different from just spraying water?
The cleaning solution does the work. Low pressure carries it onto the surface, it kills the mold and mildew, and then it gets rinsed off. Pressure alone would only remove what is sitting on the surface.
Do you wash roofs?
Yes, soft wash only. Roofs are the surface we are most careful with. If you can see black streaking or green growth on your shingles, that is what soft washing is for.
How often should a house be washed?
It depends on shade, tree cover and which side of the house you are looking at. North facing walls under trees hold moisture and grow mildew fastest. Many homes here look right with a wash every couple of years. If you can see growth, it is time.
Can you clean a deck without stripping the stain?
Usually yes, with a soft wash. High pressure on a wood deck lifts the grain and can take the stain with it. If the finish is already failing, cleaning and refinishing together is the better answer.
