A quality exterior paint job on a New Jersey home usually lasts 7 to 10 years, with well-prepped fiber cement and stucco often reaching the high end and wood trim and stain needing attention sooner. That is a real-world range, not a marketing number. The paint can label may promise more, but our climate (humid, mildew-prone summers and a freeze-thaw winter) is tougher on a coating than the lab conditions those claims come from. Here is what to actually expect, surface by surface, and how to push toward the longer end of the range.
Realistic lifespans by surface in NJ
- Wood siding (painted): 5 to 8 years. Wood moves with moisture, so it stresses paint more than other materials.
- Fiber cement (HardiePlank and similar): 8 to 12 years. Stable and paint-friendly; often the longest-lasting.
- Stucco and masonry: 8 to 12 years with the right breathable coating.
- Aluminum siding (painted): 5 to 8 years, depending on prep and how chalky it was.

You have more control over this than you might think:

- Keep it clean. A gentle soft wash every year or two removes the mildew and grime that eat at the finish, and it dramatically extends the life of the coat.
- Address moisture sources. Clean gutters, trim back shrubs touching the siding, and fix leaks. Most premature paint failure traces back to water that shouldn't be there.
- Touch up trim early. Catching a bit of failing caulk or a peeling trim edge before winter stops a small problem from becoming a big one.
Does a warranty mean the paint lasts that long?
It is easy to confuse a paint manufacturer's warranty with how long the job will actually look good, and they are not the same thing. A can may advertise a long "lifetime" warranty, but those warranties typically cover the paint film against specific defects under ideal conditions, not fading, not mildew, and not failures caused by prep or moisture, which is where nearly all real-world paint problems come from. Repaint vs touch-up: which do you need?
Not every tired-looking exterior needs a full repaint. If the failure is limited (a few peeling trim boards, a sun-beaten south wall, or some cracked caulk), a targeted touch-up or a single elevation can buy you a few more years before committing to the whole house. If the coating is chalking and fading across most of the house, or peeling in several areas, a full repaint is the better value because you are already paying for setup, washing and prep either way. Signs it is time to repaint
Rather than counting years, watch the house. Repaint when you see:
- Peeling, flaking or blistering paint
- Chalking: a powdery residue on your hand when you rub the siding
- Noticeable fading, especially on sunny walls
- Caulk lines cracked or pulled open at joints and around windows
- Bare wood showing through, or persistent mildew that keeps coming back
Catching it at the "chalking and hairline cracks" stage is ideal. Wait until bare wood is exposed and weathered, and you add repair and priming work, and cost, to the next job.
